The Activities Office is moving from the Teton Building into the Rec Hall. The newly built office will be at the north main entrance near the restrooms. A walk-up window will be available both inside and outside the Rec Hall for fast and easy convenience to purchase tickets for concerts and events.

1, 2, 3, Floor! Billiards is getting the floor repaired, leveled, and all new carpet. The pool tables are currently being stored in the Rec Hall. Once renovations are complete, six tables will be getting new felt.

CARD ROOM (Aztec building)

The Card Room is temporarily moved to the Dakota Room in the Apache building during renovations. Once renovations are complete the Card Room will be located in the Aztec building (in the original Fitness Center next to the Cantina).

Cart path near tee box #1 is being rerouted so it is not in the middle of the fairway. This move will also stop mud puddles from forming in the pathway from the sprinklers.

 

Drinking Fountain Drain

Golf Course Drainage

The golf course is getting some new trees! We purchased 29 trees native to Arizona and will plant them throughout the golf course to replace trees that have been removed over the years. 

 

Grass Trap Changes

Library (aztec building)

To prevent external leaking, the inside walls of the Phase I planters are being sealed and holes have been drilled in the bottom of each.

The Rec Hall truss repair will move ahead as planned but will take longer than originally anticipated – approximately 6-8 weeks. The work is quite complex, utilizing a sistering approach and injecting epoxy-based compound into the damage trusses. Because of contractor availability and extent of the work, remediation will take place over the Summer of 2023.

The Rec Hall trusses are supported by two rows of temporary beams and supports and hidden, decoratively, behind tarps. In the meantime, the Rec Hall is quite safe. Events scheduled for the Rec Hall will go ahead as planned. You will have to put up with the “shower curtains” in the corner for the season. But we ask that no one enters the area behind the tarps as there are some large floor to ceiling supports.

We are confident that the temporary repair will be absolutely safe until next summer when we will have the contractor perform the repair work. Because of this development, we are suspending work on the solar panel project until a full analysis of the roof is finalized by our structural engineer. Suspending this solar panel project will potentially affect our budget as we will not have the proposed lower cost power we were forecasting. As we have promised you, as we know the confirmed details, we will pass them along to you. Thank you for your continued support.

 

October 14, 2022

Great news – after discussions with the structural engineer and following his report recommendations, the remediation work to repair the seven cracked trusses will commence shortly by Robert Porter Construction.

Our Roadhaven Rec Hall will be fully operational by November 1st. This was the best possible outcome we could have asked for.

Despite rumors to the contrary – the Rec Hall entire roof is not collapsing nor are the wood trusses rotting. Thanks to everyone who did not spread these rumors. As we promised, further information will be distributed as we receive it. Thank you.

At this time we do not have any additional information on the Rec Hall closure. We are waiting on the repair plan and schedule from the structural engineer. We will update you as soon as we know more. 

September 13, 2022

The structural engineer was on site this morning and was able to locate the manufactures stamp and serial number on the damaged trusses. Fortunately, the company that manufactured the trusses is still in business. The engineer will be reaching out to them to get load calculations and design specs so he can finish creating a remediation plan. He will be back on site next week. As we receive more information, we will keep you informed.

At this time we do not have any additional information on the Rec Hall closure. The structural engineer will be back on-site the week of 09/12/2022; we will update you as soon as we know more. 

August 19, 2022

As your HOA Board and your Management Team, we know you need to be informed in a timely manner when things happen at Roadhaven – and we know you want transparency.

Recently, a ‘dip’ was noticed in the ceiling tiles at the front of the Rec Hall near the stage. Further investigation by our maintenance department revealed there was cracking in several roof trusses. We immediately closed the Rec Hall and engaged a structural civil engineer to assess the degree of magnitude and risk. Per the structural civil engineer, we hired Robert Porter Construction to erect temporary structural supports and that was completed yesterday. We are waiting for the written report from the structural civil engineer on any remediation plans necessary to ensure the Rec Hall is structurally sound. Until then, the Rec Hall will remain closed to all persons except those directly involved in any repair work.

For the interim, Security and IT have been temporarily relocated to the HOA Board Office and Activities will be temporarily relocated to the front office.

Our golf maintenance crew is strategically removing unnecessary turf to reduce water usage, seed, and labor costs. We have reduced turf in years past, this summer we are working near hole #6. We will utilize some of the new open areas to rehome native plants.
