Keep up with Roadhaven Resort’s Summer projects and temporary closures. In addition to the projects listed on this page we’ll focus on completing the following projects and general maintenance tasks featured at towards the bottom of this page.

VALLEY GUTTERS
STREET VALLEY GUTTERS
Street valley gutters, also known as concrete valley gutters or v-gutters, are the shallow concrete channels located where two roadways or driveways meet—usually at intersections or along the edges of sloped streets. Their main purpose is to collect and direct rainwater away from the road surface and into storm drains, preventing flooding and pavement damage.
Purpose of Repairs:
Prevent Drainage Issues: Over time, valley gutters can crack, settle unevenly, or become clogged, leading to standing water or erosion.
Protect Roadways and Foundations: Proper drainage helps preserve streets, curbs, and nearby landscaping.
Improve Safety and Accessibility: Repairing trip hazards and ponding areas ensures safer walking and driving conditions, which is especially important in a 55+ community.

PHASE I AQUATICS PEBBLE TEC
START DATE:Â SUMMERÂ 2025
Pebble Tec is a high-quality pool finish made from natural pebbles and cement, known for its durability, slip resistance, and attractive appearance. Over time, however, exposure to chemicals, sunlight, and regular use can cause it to wear down, fade, or become rough—prompting the need for resurfacing.
Why Replacement is Needed:
Surface Deterioration: Pebble Tec can become rough, discolored, or develop scaling and etching over the years.
Safety Concerns: A worn finish may lead to abrasions or pose a slip hazard for residents.
Aesthetic Upgrade: New Pebble Tec enhances the pool’s appearance, restoring its natural beauty and sparkle.
Water Efficiency: New surfaces can improve water retention and reduce chemical use.
The large pool, small pool, and spa will be completed.Â
PHASE I INDOOR THERAPY POOL
START DATE:Â SUMMERÂ 2025
In March the indoor therapy pool was closed due to water levels decreasing. Evaluations are being completed to determine cracks or leaks. Stay tuned for more information.
PHASE II POOL FENCING
START DATE:Â SUMMER 2025
The pool fencing will be completed in Phase II as it was in Phase I last summer. Due to age and rest, the fence requires a professional to cut, weld, and repaint to create longevity and safety for the pool areas.Â
INFRASTRUCTURE
FLOORING
START DATE: SUMMERÂ 2025
Over time, flooring in common areas can become worn, faded, or even hazardous. Replacing aged flooring is a proactive step to maintain a safe, attractive, and comfortable environment for all residents. Apache Building, Architectural office, Security office, and the Poker room will receive new flooring.
REC HALL & ADMIN DOORS
START DATE:Â SUMMER 2025
We’re replacing three existing doors with ones that match those of the Fitness Center and Billiards. The current doors are no longer in production, and replacement parts are unavailable for purchase.
HEATING AND COOLING
START DATE:Â SUMMER 2025
We are replacing/installing the following:Â
- 10-ton Heat pump to replace unit #6 on Rec Hall
- 5-ton carrier heat pump to replace unit #5 on Rec Hall
- 4-ton carrier heat pump to replace for the Fitness Center
- Install a mini-split for activities

As we transition into the summer months, Roadhaven Resort is gearing up for a series of maintenance projects to enhance the overall experience for our residents.

- The course will be closed for aerification of the greens: July 1–3, 2025
- Closed for overseeding: September 11 – November 2, 2025
- Reopening date: November 3, 2025
- The small dog pet park will be closed for overseeding: September 11–21, 2025
- Reopening date: September 22, 2025
