Happy Friday, Roadhaven! This newsletter includes important summer updates for Roadhaven residents, including seasonal operating hours, upcoming asphalt resurfacing and street closures, pool area maintenance schedules, culvert work, compliance reminders, and departure preparation tips from the Main Office. We’re also celebrating this month’s Birthday Shout Outs 🎉 and sharing ways residents can stay informed and connected throughout the summer season.

 

Seasonal Reminders

Accounting

If your quarterly assessment is set up through your bank’s Bill Pay service, please log into your bank and update the payment amount to:

Main Office

As you prepare to depart Roadhaven for the season, please ensure that all windows and doors are properly secured before leaving.

We also strongly recommend designating a local contact or local property maintenance caretaker who can assist if any issues arise while you are away.

You can provide that information by completing the Property Caretaker Information Form.

Please note that Roadhaven staff do not enter resident homes, so having a designated contact is important if something needs attention during your absence.

Compliance

Compliance personnel have been instructed to knock on doors and notify residents prior to conducting property inspections.

These inspections are an important part of maintaining community standards, preserving property values, and ensuring consistency with the Association’s governing documents.

Our goal is to approach compliance with transparency and respect, while still upholding the standards that keep the community well-maintained and enjoyable for all residents.

Governing Document References

In accordance with the governing documents, CC&R 3.1.I Right of Way provides that during reasonable hours, any member of the Board or an authorized representative may enter upon and inspect any property and the improvements thereon, excluding the interior portions of any recreational vehicle or building, for the purpose of determining compliance with the Declaration. Such an entry is not considered trespass.

Additionally, Rules and Regulations d.13 state that during reasonable hours, any member of the Board of Directors or any person authorized by the Board may enter upon and inspect any property and improvements, excluding the interior of buildings such as park models, travel trailers, motor homes, and sheds.

Residents may refer to CC&Rs Article 3, Land Use Classifications, Permitted Uses and Restrictions, Section V.3.1.I Right of Way for further details.

Summer Hours

Main Office

The Main Office will be open from 8AM to 12PM.

Idaho Gate

The Idaho Gate will be staffed Monday through Friday from 7AM to 3PM and will not have a guard on weekends. The gate will also be closed on holidays.

Residents can continue to use gate fobs at all entrances. The callbox at the Idaho Gate will be available for after-hours and weekend access.

Pool Access

Based on the summer maintenance schedule, the Phase 1 and Phase 2 pools may be temporarily closed during the summer months. If closures occur, notices will be sent in advance.

Seasonal Facility Closures

The following facilities will be closed for the summer:

  • Activities Office
  • Apache Building
  • Computer Room
  • Golf Shop
  • Green Room
  • Poker Room
  • Roadhaven Café

Club Facility Closures

The following club facilities will also be closed, with reopening dates announced after September 30 by Club Chairs or leadership:

  • Art Room
  • Ceramics Room
  • Creative Crafts
  • Glass Crafters
  • Lapidary Room
  • Silversmith Room
  • Wood Shop

Summer Operating Hours

Billiards6AM to 2PM, daily
Card Room/Library6AM to 2PM, daily
Fitness Center6AM to 2PM, daily
Rec Hall6AM to 10PM, daily

Facility reopening dates may vary slightly based on scheduling and staffing.

Closures & Project Notices

Asphalt Resurfacing

Streets will be closed for asphalt resurfacing. Be sure to review the project map linked below to see when your street will be closed.

Friday, May 29: There will be no access to Hole Number 1 for 24 hours due to the area being blocked off.

All vehicles must be removed from the street during the closure. Vehicles left on the street during closure will be towed. The towing fee will be charged to your HOA account.

Phase I Pool Area Closure

The Phase I Pool area will be closed from May 18 through May 31.

This closure is necessary for warranty deck work and replacement of the sand filters identified on the deferred maintenance list for the Special Assessment.

There will be significant dust and debris associated with this project.

Residents are encouraged to use the Phase II Pool area during this time.

Culverts

Preliminary culvert work has been scheduled for May 12 and May 13.

Work activities may impact traffic flow in certain areas throughout the project timeline.

If road closures become necessary, a flash email notification will be distributed with additional details and expected closure durations.
