Project Information
The Community Projects section includes routine and planned improvements that typically occur during the summer months and move forward as part of normal operations, regardless of any special assessment. The Club Projects section tracks club projects funded by the clubs.
The Assessment Projects section tracks projects specifically funded by the approved special assessment. These are separate, designated improvements tied directly to that funding and are presented independently for clarity and transparency.
COMMUNITY PROJECTS
Back door jamb repairs are being completed in the Dakota Room to address wear and restore proper function. This work will improve door alignment and ensure a secure, reliable entry point.
Work is pending in the Green Room to remove the existing tint and apply new tint to the sliding glass doors. This update will improve appearance while enhancing light control and overall comfort within the space.
Exterior painting of the perimeter wall along Buena Vista and 16th Ave is scheduled as an upcoming project to refresh the appearance of the property. This work will improve overall curb appeal and help protect the wall from weathering once completed.
Curb work to touch up yellow caution striping throughout the resort is scheduled as an upcoming project. This will improve visibility and reinforce safety across high-traffic areas once completed.
Grout work in the Phase I men’s and women’s showers is scheduled as an upcoming project to address wear and maintain proper sealing. This will improve durability, cleanliness, and overall appearance once completed.
Work will include professional cleaning and fire-retardant treatment of the stage curtains, cleaning of Rec Hall chairs, and reconstruction of the cabinets located beneath the pass-through window in the Rec Hall kitchen area. These improvements are intended to help maintain the facility, extend the life of existing assets, and improve the overall experience for residents and guests.
Roof repairs at the BIP restroom, including the installation of new shingles, are scheduled as an upcoming project. This work will address existing wear and help protect the structure from future weather-related damage.
Rebuilding the doorway at the Medical Shed is scheduled as an upcoming project to address structural wear and ensure proper access. This work will improve durability and provide a more secure, functional entry once completed.
CLUB PROJECTS
Install preordered cabinets and countertops in the Art Room and electrical work has been completed.
Drain cleaning and new valve installation in the Lapidary area are scheduled as an upcoming project to improve water flow and overall system function. This work will help prevent backups and support consistent operation once completed.
Concrete painting and drain cleaning in the Shuffleboard area are scheduled as an upcoming project to refresh the space and address drainage concerns. This work will improve overall appearance and help maintain proper water flow once completed.
Special Assessment PROJECTS
Professional evaluations are needed to identify cracks, shifting, rust, and stability issues to prevent structural failures and costly emergencies.
Multiple heat pumps, gas packs, and mini-splits. These aging systems are less e ffi cient and prone to failure. A ging systems are less e ffi cient and increasingly prone to sudden failure; Proactive replacement helps control expenses and maintain reliability.
Several critical pieces of equipment are currently being replaced or upgraded as part of an active project:
Culverts beneath this section of roadway will be replaced due to severe deterioration. Rusted-through sections have exposed underlying soil and weakened the street above, while trapped water has accelerated corrosion and increased the risk of flooding and sinkholes. This replacement work is underway to prevent roadway failure, protect public safety, and avoid costly emergency repairs.
Streets should be resealed every 5–7 years to prevent cracking, water intrusion, and major structural failures, protecting long-term roadway investment.
Phase II Pool, spa, and deck surfaces are failing, with cracks and material loss despite repeated patching. The deck’s rubberized surface is trapping moisture in areas, causing bubbling, staining, and ongoing deterioration. Full resurfacing and deck rehabilitation are needed.
Current salt cells at the Phase II pool are undersized and stacked to meet demand, stressing equipment and reducing performance. A commercial-grade system is required for proper sanitation and reliability.
Five of the six fi lters for Phase I & Phase II pools and spas have exceeded their useful life, reducing fi ltration effectiveness and water quality while increasing the risk of equipment failure. Replacing them will improve system performance, enhance water quality, and improve overall skimmer effectiveness.
Over the past decade, more than 140 cameras have been installed throughout the resort. Because they were added gradually over many years, the system now includes a mix of equipment—ranging from older analog cameras to newer digital models. This staggered approach has created inconsistencies in technology, cabling, and platforms.
We will be transitioning to a single, standardized platform and connection type will greatly improve system reliability, streamline repairs, and enhance overall security coverage for the community.
Network switches across the resort are actively being replaced and standardized to improve reliability and security. These switches serve as the critical connection point between the fiber optic network and essential systems, including computers, WiFi, security cameras, gate operations, and VOIP phones.
Most of the existing switches have reached end of life and no longer receive security updates, increasing the risk of failure and cyber incidents. In addition, the system was built over time without a consistent design, making troubleshooting and management difficult. This project addresses those issues by upgrading and standardizing the network infrastructure.
Three fire hydrants will be replaced.
Isolation valves regulate water flow, allowing repairs to be completed without shutting down service to large sections. The system includes over 100 valves, with recent inspections identifying 20 that have failed or are in declining condition.

As we began developing the upcoming summer projects list, we reviewed the Association’s Reserve Studies from 2017 and 2023 to better understand which major repairs and replacements had been completed and which were coming due. That review quickly revealed a larger issue.
Many items identified in prior years had been deferred, temporarily repaired, or replaced with equipment already near the end of its useful life. What initially appeared to be isolated maintenance needs was, in reality, a growing backlog without a long-term strategy to fully address it.
It also became clear that the long-standing approach of minimizing quarterly assessment increases limited the Association’s ability to keep pace with aging infrastructure and adequately fund reserves.
In response, the community approved a Special Assessment to move forward with a comprehensive plan to address these needs. The projects will be carried out over a three-year period, with the majority of work taking place in Years 1 and 2, and the lake liner project scheduled for Year 3.
Together, these efforts represent a more structured and proactive approach to addressing deferred maintenance. The goal is to improve infrastructure reliability, protect public safety, and strengthen the Association’s long-term financial stability and property values.
