It’s here! We are officially kicking off Roadhaven’s 42nd season. Thank you for being a part of such a rich history and community. Roadhaven Resort is unlike any other 55+ community in Apache Junction, or Arizona for that matter.  Welcome back, Roadhaven residents. Printed Resident Directory

The 2024-2025 Resident Directory will be available on Monday, Oct. 07 in the Main Office. We were originally going to charge residents $5 for the Directory but thanks to all of our advertisers and Marketing Director, Bear, who sold enough print advertising to cover the cost, the printed Resident Directory will be FREE to residents this season.

Rec Hall HVAC Replacement

We wanted to update you on an HVAC replacement in the Rec Hall. 
The Rec Hall is currently serviced by four HVAC units: three 10-ton units and one 5-ton unit dedicated to the kitchen and restrooms.

What work is being done: This project includes replacing one of the three 10-ton inoperable HVAC units. A new curb adapter will be installed, and the existing ductwork will be attached. 

Why this work was necessary: The unit needing replacement has been in service since 1997, an exceptional example of longevity well beyond its expected lifespan. Through regular maintenance, repairs, and reduced summer usage, we’ve managed to extend its life. By utilizing auto schedules during the busy season and turning off or limiting use in the summer, we’ve managed to stretch the typical replacement period from 10-12 years to an unusual and lengthy 27 years.

Importance of timely completion: Replacing this unit promptly is critical to maintaining the health and reliability of the remaining HVAC units, which would otherwise be overworked. Without this replacement, the equipment will have difficulty keeping the Rec Hall at a comfortable temperature, particularly in warmer weather and when large groups are present for activities and events.

Funding for the project: Similar to the Phase I pump room project, this HVAC replacement is funded by previously allocated summer project funds that were not spent. 

We have carefully considered your feedback on various projects, resulting in some being postponed or modified. Specifically:

  • This summer, we repaired and painted rusted sections of the Phase I pool fence, extending its lifespan for a few more years, though it will still need replacement in the future.
  • The perimeter fencing around the dumpster project has been put on indefinite hold.
  • We also found replacement parts for the existing fairway mower, allowing us to delay the purchase of a new mower for now.

These savings have allowed us to invest in this crucial repair without additional cost to the community.

Future HVAC replacements: This summer, we faced serious issues with two other HVAC units: the 5-ton Rec Hall unit, which is dedicated to the kitchen and restrooms, installed in 2008, and a 4-ton unit for the Fitness Center, installed in 2011. While we were able to repair these units and can get through this season without immediate replacements, we will need to allocate funds for their replacement as part of the summer projects in 2025-2026.
